Hot tub turnovers between guests for vacation rentals on Clearwater Beach, FL

Your cleaner wipes the hot tub down and flags what looks off. Kind Hot Tub Care tests the water, doses it to the manual, cleans the filter, and drains it when it is worn out. We turn over hot tubs between guests at Airbnb and Vrbo rentals on Clearwater Beach and the rest of the Pinellas beaches for $65 a visit, and the host gets a time-stamped photo report with the readings before the next guest arrives. A drain and refill, when the water is done, is $175. We only do hot tubs, we follow the manufacturer's manual, and we never put pool chemicals in a rental's tub.

Your cleaner wipes it down; we balance it

Most rental cleaners wipe the cover, skim the surface and flag anything that looks off, and that is the right job for them. Nobody on a cleaning crew tests the water, doses it to the manual, cleans the filter or drains it when it is worn out, and that gap is what the next guest finds first: the smell, the foam, the cloud. Kind Hot Tub Care does the chemistry and the drain, and texts the time-stamped readings and photos before check-in. If your condo building requires vendor registration or a parking pass, send us the building's form and we handle it before the first turnover.

What a turnover costs

  • Turnover, $65: everything in the checklist below, between checkout and check-in.
  • Drain-and-refill turnover, $175: line flush, drain, shell wipe, filter clean, refill through a pre-filter, balanced and heated for the next guest. Most rentals need one every month to six weeks of bookings; we tell you when the water is done instead of guessing.
  • No contract for turnovers. Monthly water care for a rental that stays booked is $149 a month biweekly or $229 weekly, on the pricing page.

The guest-ready checklist

Every turnover, in this order:

  1. Water tested with a liquid test kit: sanitizer, pH, total alkalinity and calcium hardness.
  2. Debris skimmed, footwell cleaned, pillows and waterline wiped, cover wiped inside and out.
  3. Filter rinsed.
  4. Sanitizer brought back up after the last guests, cover open and jets running for at least twenty minutes, the way every manual requires.
  5. Water balanced to the ranges in the tub's manual.
  6. Temperature set for arrival, cover closed and latched, GFCI tested.
  7. Time-stamped photo report texted to the host: readings before and after, photos, the time we left. Anything the next guest should know (a drain coming up, a part on order) is in the text.

When we come

Book by 6 pm the day before. Beach rentals check out at 10 or 11 and check in at 3 or 4, and the turnover lands inside that window. The report arrives before check-in, so you know the tub is ready without driving over.

For hosts and property managers

  • One property: text the address, the checkout time and the check-in time to (727) 328-4788. We confirm the same day.
  • Several properties, or a full calendar: send us the booking calendar link and we schedule every turnover off it ourselves. One invoice a month per property, card on file.
  • The host's report is the record. If a guest complains about the water, you have the readings and the photos from the hour before they arrived.

For cleaning companies

If you clean rentals on the beach, we are the water half of the job, not a competitor for the cleaning. Flag the tub to the host, or text us the address and the check-in time yourself, and we test, dose or drain and send the report to you and the host. Your crew keeps the turnover, and the hot tub stops being the thing that costs the review.

Why a hot tub needs this between guests

Two people in a 400-gallon hot tub at 102 degrees are the bather load of seventy-five people in a pool. A week of guests uses the water up faster than any backyard tub, and the smell, foam and cloudiness that follow are the most common hot tub complaint in a rental review. A turnover resets it before anyone sees it.
